This 390-unit apartment, built in 1972, is a garden-style apartment complex comprised of studio, one, and two-bedroom units with an average unit size of 709 square feet. As of July 3, 2019, the property was 95.13% occupied. The prior owner owned the property for approximately 2.5 years. During their tenure, they primarily focused on adding value through certain common area amenity upgrades including upgrading the leasing office, clubhouse, and gym. However, there are a number of other common area amenities that are underutilized and are ripe for value creation. These amenities include one pool that currently is out of service, an old dog park, an old playground, and a soccer field. As part of our business plan, we intend to reactivate these spaces in addition to installing package lockers. Additionally, while the prior owner renovated certain amenity spaces, they did not execute an interior renovation plan. We see additional value creation through the implementation of targeted interior upgrades based on our experience in Denver and on comparable properties in the submarket. As a part of these renovations, we will expand the vinyl flooring into the living room and bedrooms (on the ground floors), replace cabinet faces with modern shaker cabinets, and modernize the hardware and fixtures.
